A railing you can lean on
A wobbly deck railing is the single most common outdoor safety issue I see, and it's usually loose posts or fasteners that gave up years ago — cheap to fix, genuinely dangerous to keep ignoring.
Catching rot while it's still boards
Replacing three soft deck boards is a morning. Replacing a joist system because water sat in those boards for two more years is a different budget entirely. This is the repair where waiting is measurably expensive.
A gate that closes on the first try
Sagging gates are a hinge, post, or diagonal-brace problem. It's a satisfying, same-visit fix and it stops the dog from learning it can push through.

Most people have never watched this kind of work happen. Here's the whole sequence so nothing about the visit is a surprise.
Walk it and probe the soft spots
Boards, joists where I can see them, posts at ground level, railing connections, gate hardware. A screwdriver in a suspect board tells you more than a photo does.
Separate safety from cosmetic
You get two lists: what actually needs doing, and what would just look better. You decide which you're paying for — I'm not going to blur them together.
Replace and refasten
Rotten boards out, matched replacements in, correct exterior fasteners, posts re-secured. Where new wood meets weathered wood, I'll tell you honestly how long it'll look like a repair.
Clean up every fastener
Old screws and nails off the ground and out of the yard. That matters more than it sounds like if you have kids, dogs, or a lawnmower.

Repair or rebuild
If the structure and posts are sound, board-and-rail repair is good value. If posts are rotted at the footing or the framing is compromised, a repair is money spent on a deck that's still coming down. I'll say which one you have.
New wood never matches old wood at first
Replacement boards will stand out until they weather, and staining sooner or later closes the gap. Nobody likes hearing it after the fact, so I say it before.
Storm damage and insurance
If a storm did it, photograph everything before I touch it — some of it may be a claim. I'll work around your adjuster's timeline.
What I don't do out here
Full deck builds, structural rebuilds, and permitted new construction aren't my scope. Repairs, board replacement, railings, gates and fence sections are.
Straight version.
Outdoor repair is the category where honest triage saves the most money, because the difference between 'fix it now' and 'fix it next year' is usually the difference between boards and framing. You'll get the straight version even when the straight version is a smaller job for me.
