Punch-List Work

Punch lists are my bread and butter. Fourteen small unrelated things is a nightmare for a specialty contractor and a normal day for me.

01 / Why it's worth doing right

Fourteen small jobs, one visit

Each item on your list is too small to get its own contractor, and that's exactly why it's still on the list. Batched into one visit, the same fourteen items are a half day of work and a fixed conversation about price.

Somebody else's unfinished work, finished

When a bigger contractor demobilizes, what's left is usually finish work: caulk lines, touch-up paint, a cabinet door out of alignment, trim that never got its last piece. I'll take that list without needing to relitigate who was supposed to do it.

A list before a closing, on a real deadline

Inspection repair lists, pre-listing repairs, and move-out fixes all come with a date attached. Those get scoped as a list with a date, not as a vague ongoing project.

02 / How the job actually goes

Start to finish, no mystery.

Most people have never watched this kind of work happen. Here's the whole sequence so nothing about the visit is a surprise.

Send me the list

Photos, a phone note, an inspection report PDF, the actual piece of paper from your fridge. Whatever form it's in — I'll work from it.

I sort it into can, can't, and needs a specialist

You get that sort back before anything is scheduled. If four of your nineteen items belong to a licensed electrician, you'll know which four instead of finding out mid-visit.

Estimate as a block of time, not nineteen line items

Most lists price better as a half or full day than as individual charges. See the packages page for how the time blocks work.

Work it top to bottom, then walk it with you

We check items off together at the end. Anything I couldn't get to gets said out loud, not quietly dropped off the list.

You’ll get a text when I’m on my way. No four-hour window, no wondering whether today is the day — and it’s me sending it, not a dispatcher.

03 / Worth knowing before you call

Prioritize before I arrive

If the list is longer than the day, tell me which items matter most. Otherwise you're paying me to make that call for you, and I'll probably guess wrong on the one that mattered.

Some items are five minutes, some are three hours

'Fix the closet door' and 'fix the back gate' can look identical on a list and land very differently in a day. Photos let me sort that before I quote it.

Materials

If you already bought the parts, say so — it changes the number. If you haven't, I can pick them up, and that pickup time is real time I'd rather show you than hide.

04 / Why call me for this

This is the reason Fortified Asset Solutions exists. If you have a homeowner's list of small varied jobs the big contractors won't make time for, that's exactly who I built this for. You get an honest quote and I do my absolute best to deliver the job I promised.
